The most common flooring species in New England. Prominent grain, takes stain evenly, hardness rating of 1290 on the Janka scale. Good value and widely available.
More neutral grain than red oak, becoming the dominant choice for modern and transitional interiors. Janka 1360. Accepts gray and whitewash stains better than red oak.
Excellent for high-traffic commercial spaces. Janka 1450. Light, consistent color. Difficult to stain evenly — works best natural or with light stains.
Highest hardness of domestic species at Janka 1820. Dramatic color variation. Ideal for rustic, farmhouse, or high-traffic family homes.
Rich dark chocolate tones. Janka 1010 — softer than oak, so not ideal for high-traffic commercial. Beautiful in formal dining rooms and master suites.
All figures below are installed pricing — labor and standard materials included. Final price varies by subfloor condition, removal of existing flooring, stair work, and material grade.
A typical 1,000–1,200 sq ft hardwood installation takes 2–4 days for prefinished material. Site-finished installations (sand, stain, 3 coats of poly) take 5–7 days including dry time between coats. Plan on keeping the space clear for at least 24 hours after the final coat; rugs should wait 7 days and furniture can typically return after 48–72 hours.
Commercial and multifamily projects are phased by unit or zone to minimize disruption. Our 20+ installer team can run multiple floors simultaneously on large builds.
