Most solid hardwood floors can be refinished multiple times over their lifespan. The key requirement is sufficient wood thickness above the tongue — typically at least 3/32" of solid wood remaining above the groove after sanding. Signs your floor is ready for refinishing:
Floors that have been refinished before can typically handle 5–7 refinishing cycles total before replacement becomes necessary.
We inspect the entire floor for nails, staples, damaged boards, and moisture issues. Protruding nails are countersunk, severely damaged boards are replaced, and the perimeter is masked. Furniture must be fully removed before we arrive.
We use commercial drum sanders with progressive grits (typically starting at 40 or 60 grit depending on condition, finishing at 80–100 grit) to remove the existing finish and open the wood grain. Edge sanders work the perimeter and tight areas. This is the most disruptive phase — dust is contained but some migration into adjacent rooms should be expected.
Floor corners, closets, and tight areas are scraped and hand-sanded to match the drum-sanded field. We don't skip this step — poorly done corners ruin an otherwise excellent refinishing job.
If you're changing or adding a stain color, we apply oil-based or water-based stain at this stage and allow full dry time (6–24 hours depending on product and humidity). We provide stain samples on your actual floor before committing to a color.
We apply 3 coats of polyurethane (oil-based or waterborne), with a light buff-sand between each coat. Oil-based finishes amber slightly and take longer to cure but are more durable. Waterborne finishes dry clear, faster, and with lower VOC. Both are excellent choices — we'll recommend based on your specific situation.
A full sand-and-refinish of a 1,000–1,500 sq ft floor typically takes 3–5 days: one day for sanding, one day for stain, and 2 days for finish coats with dry time in between. You can walk on the floor in socks after 24 hours, rugs and furniture after 7 days, and full cure (maximum hardness) is achieved at 30 days for oil-based finishes.
We use dust-containment systems on all refinishing projects. While no refinishing process is completely dustless, our equipment captures approximately 85–90% of sanding dust at the source. We recommend removing or covering furniture in adjacent rooms and replacing HVAC filters after the job is complete.
